Job Description

Our client, a global leader in real estate services is looking for a Director level Property Manager to head up the management of a high profile 700,000sq. ft. office tower instruction located in Dubai. Senior Property Manager - Director level Reporting Lines: Head of Consulting MENA Supervisory Responsibility: Property Management Administrator Buildings suppliers Primary responsibilities: Ensure the effective transition of client property into company management Set up building from hand-over to company property management standards Ensure site is fully compliant with legislative and procedural requirements Carry out property inspections Ensure compliance with all insurance procedures Ensure the appropriate action is taken in response to any legal notice received in relation to the managed property Approve data for and attend client meetings, ensuring minutes are issued and actioned in a timely fashion Ensure rent demands are raised accurately and on time Ensure credit control targets are met Ensure client reports are prepared to the correct specifications and issued to client in accordance with agreed timescales Ensure all fee invoices are raised in accordance with contracts and paid promptly Ensure compliance with all service charge procedures Meet and communicate regularly with tenants Ensure that tenant meetings are held as appropriate and any issues arising are actioned Ensure that appropriate action is taken for all forthcoming diary events Review tenant applications and approve client recommendations Be responsible for management and development of team members Preparation of business plan for the property Tender, negotiate and agree all services contracts Ensure that all suppliers deliver service to the required standards Liaise with the company leasing team to ensure an effective leasing campaign for the building using the company Manage To Let programme Ensure all client KPIs are met Participate in Client Relationship Management activities as required Be fully conversant with, and adhere to, the rules and procedures contained in the Companys FSA Insurance Business Compliance Manual Key Skills/Knowledge: Constantly updating knowledge of legislation relating to property management Be able to build and maintain client relationships Use knowledge of real estate and property management in order to make recommendations to the client Understand the clients investment objectives Be able to recognise and progress opportunities for reducing the costs of running the building without compromising quality of service Able to actively create tailored solutions for clients Able to identify clients future needs and offer appropriate advice Be able to build and maintain tenant/customer relationships Be able to apply legal principles of tenant applications for consent and process to be followed Apply the principles of service charge management to ensure compliance with all regulatory and procedural requirements Understand banking and credit control methods Understand and apply all company procedures relating to work activities Build and maintain relationships with other parts of the team, including contributing to CRM Able to innovate and find ways to constantly improve service delivery Able to use IT software such as Word, Excel, and databases Understand and use industry specific IT applications Awareness of principles of employee relations, legislation and HR policies Be able to manage and develop team, focussing team activities on business priorities Able to locate, manage and coordinate all resources needed in order to deliver the service Understand and be able to apply contents of management contracts Understand and be able to manage company financial systems Able to carry out effective presentations Essential requirements: At least 10 years experience in Property Management The person must have International experience UAE experience prefered Benefits: Medical Insurance (for employee + married partner + dependents up to the age of 18) Life Insurance Travel Insurance 1 flight per annum Entitled for a bonus if bonuses are granted Entitled to an annual salary increment if increments are granted Interest free rent advance up to 50 % of annual basic salary
